Opportunity one is our "One-Stop Shop" service. This opportunity is designed for those investors looking to maximize their return on investment and willing to take on a little more risk. It gives the investor the opportunity to pick up an investment property at wholesale pricing. Then, if they choose, for an additional fee we can provide rent-ready rehab/repair service, tenant lease-up and professional property management.
The second opportunity Wholesale Homes offers is a "Value Added Turn-Key" solution. This is an ideal opportunity for those investors that are out of the area or may be new to investment real estate. It's an opportunity for investors to purchase investment real estate that has little risk. An investment in which the rent-ready repairs have been completed, a home inspection conducted and a tenant in place. All managed by a local professional property management firm.

Our goal is to provide investors with properties below market value, that have instant equity and upside potential. Then, if you choose, we can provide additional services as you determine. 1) Acquisition - Wholesale Homes focuses on finding Below Market Value properties with instant equity and upside potential. We accomplish this through Foreclosure Auctions, Short Sales, REO's, Asset Managers, Probates and other property disposition sources.
What are wholesale properties? Properties that can be purchased below market value. Most wholesale properties are purchased as a result of a distressed situation (foreclosure auction, bank sale, etc.). In most cases they need some minor work to get them in rent ready condition.
In contrast, properties purchased off the MLS from Realtors are typically retail properties. They're usually in good condition, from a seller who wants to sell but does not need to sell. These properties are sold to buyers at a retail price.

2) Complete rent-ready repairs - Once closing has taken place and the deed is recorded it's time to get to work. If you choose, our licensed staff finalizes the rent ready repairs to be completed and schedules the work. Once work begins our project manager monitors the process to make sure the rent-ready repairs come in on time and on budget.

3) Tenant lease-up - Towards the end of the rent-ready rehab/repair process, our property management team prepares to lease the property. Rent pricing is finalized, waiting list tenants are notified and advertisements placed. Once a tenant has been screened and approved a lease is signed and a move-in date scheduled.
4) Property management - Once the tenant has moved in our professional property management company accepts rents, handles maintenance items, files evictions (hopefully not necessary), and re-leases when needed.
Of course, as experienced investors know, sometimes there are surprises. (Additional repairs, vandalism, theft, prolonged vacancy, etc.) This is one reason why we offer our "Value Added Turn-Key" opportunity for those investors who might be a little more risk adverse.
